 Package 25/75 (The Little Helper)

  • JJ Nate will get your listing(s) on the MLS, giving your Rental exposure to all local Real Estate Brokers and the public.
  • JJ Nate will handle all photography and/or videography for the Rental Unit’s marketing.
    (NOTE: Professional Photographer and/or Videographer would be at Owner/Landlord’s expense.)
  • JJ Nate will assess the Rental Unit for any needed/suggested repairs/improvements to provide you with the best opportunity to attract quality Renters who are willing to pay fair market value.
  • Owner/Landlord handles all inquiries, scheduling, and viewings.
  • JJ Nate will accept and process all Applications (running background check reports, verifying employment, verifying current residence, contacting references, etc.). This will be at an additional expense, paid for by Applicant.
  • JJ Nate will draft the Lease and any/all pertinent Lease documents as well as make certain they are signed by all parties.
  • Owner/Landlord handles the move-in checklist and tour.
  • Renter comes unrepresented by another Licensed Real Estate Broker/Leasing Agent.
  • *The greater of $750.00 or 25% of First Full Month’s Rent of EACH RESIDENTIAL Dwelling Unit will be due to JJ Nate as Commission. NOTE: If Renter is represented by another Licensed Real Estate Broker/Leasing Agent, the amount increases to the greater of $750.00 or 25% to JJ Nate PLUS 50% to cooperating Broker.
  • Should Owner/Landlord cancel our listing agreement prior to its expiration or the Unit being rented, $500.00 will be due to JJ Nate for our time and efforts.

Package 75/100 (Headache Free Zone)

  • JJ Nate will get your listing(s) on the MLS, giving your Rental exposure to all local Real Estate Brokers and the Public.
  • JJ Nate will get your listing(s) maximum exposure and post across several social media sites (i.e. Facebook, LinkedIn, Instagram, Neighborhood apps/groups, etc.).
  • JJ Nate will handle all in-house photography and/or videography for the Rental Unit’s marketing. (NOTE: Professional Photographer/Videographer would be at Owner/Landlord’s expense.)
  • JJ Nate will assess the Rental Unit for any needed/suggested repairs/improvements to provide you with the best opportunity to attract quality Renters who are willing to pay fair market value. JJ Nate will even help coordinate any needed/suggested repairs/improvements with professional and/or licensed Contractors.
  • JJ Nate handles all inquiries, scheduling, and viewings (from the NO CALL, NO SHOWS to the FOLLOW UP).
  • JJ Nate will accept and process all Applications (running background check reports, verifying employment, verifying current residence, contacting references, etc.). This will be at an additional expense, paid for by Applicant.
  • JJ Nate will draft the Lease and any/all pertinent Lease documents as well as make certain they are signed by all parties.
  • JJ Nate handles the move-in checklist and tour (upon Owner/Landlord’s request….as sometimes you may prefer to handle this yourself, to go over any specific rules and regs).
  • Renter comes unrepresented by another Licensed Real Estate Broker/Leasing Agent.
  • 75% of First Full Month’s Rent of EACH RESIDENTIAL Dwelling Unit to JJ Nate as Commission. NOTE: If Renter is represented by another Licensed Real Estate Broker/Leasing Agent, the amount increases to 100% (50% to JJ Nate and 50% to cooperating Broker).
